House Commandments
House Rules
Two (2) new House Commandments I give unto thee, which supersede the fifty-three (53) House Commandments that came before:
Thou SHALT DO UNTO others as thou wouldst want done unto thee; 
Thou SHALT NOT MAKE thyself at home, for the Lord of the Manor knoweth not how thou treat thy own home.
For those who do not understand archaic English or find the above too broad based, here are the fifty-three (53) House Commandments set out in full detail:

2.1 Residential Code of Conduct
Must:
2.1.1 Obey the Law of Australia; 
2.1.2 Abide by the prevailing common practice of residency;
2.1.3 Respect the cultures, customs, races, religions, ages, genders and sexual orientations of gnomes, Miss Gnomer, Smurfs and residents;
2.1.4 Acknowledge landlord’s culture is Australian and religion is Protestant Christianity;
2.1.5 Display a respectful demeanor and a high standard of propriety.
Must Not:
2.1.6 Utter abusive language or expletives.

2.2 General Compliance
Must:
2.2.1 Heed posted notices; 
2.2.2 Comply with verbal and written instructions from the landlord;

2.3 Specific Compliance
Must:
2.3.1 Restrict noise to a minimum at all times;
2.3.2 Pass periodic room inspections;
2.3.3 Report irregularities and damages within or without the house immediately;
2.3.4 Gain approval for rearranging furniture, fixtures and fittings within and without the house;
2.3.5 Acquire clearance for posting, affixing and hanging any materials on, to and from furniture, structures, fixtures and fittings within and without the house.
Must Not:
2.3.6 Operate washing machine from 9pm to 7am;
2.3.7 Cook from 11pm to 6am;
2.3.8 Treat communal areas such as hallway, kitchen, front and back yards as resident common rooms or guest entertaining areas, save with prior consent.

2.4 Kitchen and Bathroom / External Lavatory Maintenance
Must:
2.4.1 Adhere to conditions of use of kitchen and bathroom/external lavatory (see Sections 4 and 5);
2.4.2 Maintain communal areas within and without the house in a clean and tidy condition, especially kitchen and bathroom/external lavatory;
2.4.3 Cover food and drinks stored in fridge and freezer;
2.4.4 Clear away food and kitchenware within one (1) hour after use;
2.4.5 Wipe inside and outside of the kitchen sink, stove, bench tops, microwave and dining table within one (1) hour after use;
2.4.6 Ensure kitchen sink strainer is free of food scraps and remains in the plug hole;
2.4.7 Ascertain bathtub strainer is free of hair and remains in the plug hole;
2.4.8 Clean up spillages from the kitchen and bathroom floors immediately after use.

2.5 Waste Management
Must:
2.5.1 Place non-recyclable rubbish in allocated kitchen bin only;
2.5.2 Empty allocated kitchen bin when putrid or at capacity;
2.5.3 Wash allocated kitchen bin when dirty;
2.5.4 Sort rubbish into appropriate internal and external bins in compliance with Ashfield Council regulations;
2.5.5 Check recyclable rubbish is clean before disposal.

2.6 Home Security
Must:
2.6.1 Seek leave for the receiving of guests from 10pm to 7am (see Section 9);
2.6.2 Take full responsibility for the behaviour and conduct of guests;
2.6.3 Follow procedure regarding answering the door (see Section 6).

2.7 Fire Prevention
Must:
2.7.1 Present private electrical appliances for approval before use;
2.7.2 Observe rules applying to use of heaters (see Sections 7 and 8).
Must Not:
2.7.3 Smoke any substances within or without the house;
2.7.4 Light any substances such as joss sticks, candles, barbeques etc. within or without the house;
2.7.5 Utilise private heaters.

2.8 Resources, Energy and Costs Saving
Must:
2.8.1 Turn off water taps immediately after use;
2.8.2 Shut off electric lights immediately after use from 9pm to 5pm during Australian Eastern Standard Time (AEST) and from 9pm to 7pm during Australian Eastern Daylight Saving Time (AEDT);
2.8.3 Switch off electrical appliances immediately after use.

2.9 Rent Payment
Must:
2.9.1 Pay rent in advance;
2.9.2 Continue to pay rent until the day of vacating the premises;
2.9.3 Submit full rent payment in advance before a period of absence from residency that covers said absence, after which half (50%) of the Special Absent Rent (SAR) is refunded either in full or by installments at a time or times deemed suitable by the landlord (SAR covers a minimum of one (1) week’s to a maximum of four (4) weeks’ absence, once every twelve (12) months).
Must Not:
2.9.4 Use room deposit as rent.

2.10 Official and Social Meetings and Functions
Must:
2.10.1 Uphold the policy of Communication Based Residency;
2.10.2 Attend meetings, residential appraisals, official functions and events;
2.10.3 Request permission to organise, under supervision of the landlord, functions and events such as parties, barbeques etc.

2.11 Vacating Procedures
Must:
2.11.1 Understand that no cause needs to be shown by the landlord or the residents in the event of a termination of residency;
2.11.2 Provide two (2) weeks’ notice to vacate, in writing, to reclaim full room deposit;
2.11.3 Return key on the day of vacating to reclaim key deposit;
2.11.4 Settle outstanding payments to reclaim full room deposit;
2.11.5 Allow two (2) hours for room inspection on the day of departure to reclaim full room deposit;
2.11.6 Restore areas of responsibility, especially within kitchen and bedroom (linen and manchester to be laundered), to their original conditions to reclaim full room deposit (charges apply for omissions).
